The fees, plainly
Management fee — monthly, a percentage of collected rent (some managers use a flat fee). Leasing fee — one-time, when a new tenant is placed. Lease renewal fee — smaller, when a tenant re-signs. Setup or onboarding fee — some charge it, some do not. Watch for maintenance markups, where a manager adds a percentage on top of every repair.
What actually matters
A lower percentage with padded maintenance and a full-month leasing fee can cost more than a slightly higher rate with none of that. Compare the all-in cost over a year, not the headline number. And make sure the fee is on rent collected, not rent due — you should not pay a manager to manage a vacancy.
